Q: Am I required to make my property available to Section 8?
A: No, it is entirely your choice as a property owner to participate in the Section 8 program.
You are under no obligation to do so.

Q: Are you licensed?
A: YES. Our property managers hold either a Virginia Real Estate Agent license and/or a Virginia Brokers License. Key components of property management (leasing and renting) are considered real estate activities under existing Virginia real estate licensing laws. If a property manager is going to lease or offer to lease, or rent or offer for rent, any real estate, he or she is required to be licensed.

Q: Can I reach you after hours?
A: Absolutely! There are multiple options available for reaching us after hours. First, we provide you with each agent’s personal Cell phone number. Secondly the Doll Team duty phone is monitored by a member of our own team, 24/7. In addition, our regular office line is forwarded to a 24hr answering service where you will connect with a live person who can reach out and forward your call to one of us as well.

Q: Do I get to see the lease or sign it?
A: Yes, Owners are sent a copy of every lease, via email.

Q: How and when do I get my checks?
A: We do not normally pay with checks. All funds are electronically transferred directly into your personal bank account. We deposit the funds electronically via ACH (automated clearing house). In most cases. funds are usually received in your account by the 5th working day of each month providing your tenant is paying their rent via direct debit. However about 4 times a year, exceptions may occur due to holidays. In the case of any tenants that do not pay rent electronically, the receipt of your rent proceeds will be determined based on when the rent is actually received in our office.

Q: How long of a lease do you sign?
A: Leases are a minimum of one year. They can be longer if tenant requests and owner approves it.

Q: How much security deposit do you charge the tenant?
A: Security deposits are most commonly equal to one month’s rent. However, if the applicant does not provide a strong application and appears to be high risk, an owner may request the security deposit be set up for an amount equal to but not to exceed two months rent.
